Plan your budget in minutes. Enter your area, scope and finish level and this estimator returns a ballpark construction figure with allowances, contingency and optional professional fees, in GBP or USD. It is built on the rates our studio works to across London, the wider UK, Dubai and Cairo — a starting point for a conversation, not a quotation.

How to use

  1. Pick your location. Rates differ significantly between London, the rest of the UK, Dubai and Cairo.
  2. Choose the scope — new build, renovation, extension or fit-out.
  3. Enter the floor area in square metres and select a finish level.
  4. Add kitchens and bathrooms, since these carry most of the cost per square metre in a residential project.
  5. Set contingency, and switch professional fees and VAT on or off depending on how you want to read the total.

Notes

  • Contingency of 10–15% is normal at concept stage, falling as the design is fixed.
  • Professional fees are set at 12% by default; the real figure depends on scope and package.
  • UK VAT is applied at 20%. Some new-build work is zero-rated — check your position before relying on the figure.
  • Egyptian projects carry currency risk. Any EGP figure should be re-checked at the point of contract.

FAQs

How accurate is a construction cost estimator?

It gives a planning-stage range, typically within 15–25% of a tendered price. Accuracy improves as allowances are replaced by real supplier quotes and measured quantities. Use it to sense-check a budget before you commission drawings.

Does the estimate include design fees?

Only if you switch professional fees on. Left off, the figure covers construction and allowances alone.

Why do Dubai and Cairo rates differ so much from London?

Labour, import duties and material sourcing all differ. Dubai carries higher specification expectations on fit-out; Cairo has far lower labour costs but greater exposure to currency movement on imported finishes.
